GENERAL:
- Engineered certified certificate of structural adequacy.
- Ceiling height to be 2700mm.
- Prepacked C2 braced internal and external wall frames.
- Roof trusses and all necessary hold down bolts.
- Verandah posts and beams.
- Working drawings and specifications to C2 wind rating for council submission.
ROOF, GUTTER & DOWNPIPES:
- Colorbond roof sheeting as per standard range with matching roofing screws.
- Roof battens.
- R3.5 roof insulation and sisalation.
- Colorbond gutters, fascias, ridge and barge capping.
- Downpipes, round PVC 90mm to floor level.
- Hardie sheeting to under side of verandahs and eaves (if shown on plan).
EXTERNAL WALL CLADDING:
- Wall cladding, a choice of:-
Weathertex (smooth or woodgrain), Hardiplank (smooth or woodgrain) or Bricks as per standard range.
- R1.5 wall insulation and sisalation.
DOORS/WINDOWS:
- External doors/ door frames and door furniture.
- Aluminium sliding windows including flyscreens.
TWO STOREY DESIGNS:
- First floor joists and sheet flooring.
(Internal staircase and balustrade not included).
- External balustrade included if show on plan.
INTERNAL LOCK UP STAGE (2)
INTERNAL:

Ceiling battens.
- Gyprock wall and ceiling lining.
- Villaboard sheeting for wet areas.
- Stud adhesive, base and top coat.
- Gyprock screws and fittings.
- Melamine particle board shelf to robe/linen and hanging rails to robes.
- Redicote internal doors.
- Pine door jambs.
- Door furniture.
- 90mm cornices.
- 42mm pine architraves.
- 68mm pine skirtings.
INTERNAL LOCK UP STAGE (2) is in addition to EXTERNAL LOCK UP STAGE (1)
FIT OUT STAGE (3)
FIXTURES:
- 1500mm bathtub.
- Bathroom vanity and basin (750mm).
- Ensuite vanity and basin (600mm) if shown on plan.
- W.C. and cistern.
- Wall and floor tiles to all wet areas.
- Tapware to bath, vanity, shower and shower rose.
- Tiles allowances are to 1.8m in shower and 1.2m around bath skirt.
- Tiles to kitchen splash back area 400mm high.
- Tile adhesive and grout.
- Laundry tub 45ltr and taps.
- Kitchen bench cupboards, Hardiform round edge doors (flat packed).
- Breakfast bar if shown on plan.
- Double bowl sink and flickmixer tap.
- Electric or gas under bench cook top and oven.
- Hot water service (electric or gas).
FIT OUT STAGE (3) is in addition to INTERNAL LOCK UP STAGE (2) and EXTERNAL LOCK UP STAGE (1) |
